Frequently Asked Questions

Leases are for 357 days, from June 1st to May 23rd of the following year.  This gap allows us to ensure the houses are empty and clean before new tenants move in.

Absolutely!  Most tenants like their houses and stay for multiple years during their college career.  If you decide to stay another year, there is no gap in the lease between May 23rd and June 1st.

Rent varies depending on individual home factors like off-street parking, proximity to campus, and the number of bedrooms. Our rent is always competitive.

Rent is due on the 1st of each month beginning on June 1st when you move in.

Rent is paid by sending one form of payment (check, cashier’s check, or money order) to the address listed on page 1 of the lease.  Online payment is not yet available.

No, all utilities are separate and paid by the tenants.  We can provide more information on those costs to help you budget for the house.

The short answer is, yes, you can.  The long answer is that by moving in before the June 1st date on the lease, you waive your right to having the house cleaned since we wouldn’t have enough time between tenants to get that done.  That being said, our houses are very clean when tenants move out as it is a requirement.

No.  Galt Speak will provide shovels, but tenants are responsible for the shoveling.

Galt Speak does not allow pets, but exceptions are made for emotional support animals.
